What is the best mortgage help?
The best mortgage help is to consult with a independent mortgage professional who can provide personalised advice based on your unique financial situation. They can help you understand your options, navigate the process, and find the best mortgage rate solution for your needs.
What other mortgage help is available?
Government help has been deployed in the form of the Mortgage Charter which is a package of measures drawn up in response to the spiralling costs of home loans. The new rules within the Mortgage Charter aim to protect homeowners from financial harm for up to six years, helping to keep arrears down during times of escalating bills. The Charter's focus is on supporting two specific groups: those at real risk of losing their homes due to falling behind in mortgage payments and homeowners seeking practical solutions amid financial uncertainties.
Following the Chancellor's meeting with mortgage lenders, 90% of lenders signed up to the Mortgage Charter. This offers new opportunities for homeowners, especially those looking to remortgage. If you are worried about your mortgage repayments, don't hesitate to contact us for help and guidance without affecting your credit file.
Can I get any help with my mortgage?
Here are some key aspects of mortgage support we can provide, backed by the Mortgage Charter:
Seamless switching to new mortgage deals - customers who are up-to-date with payments can switch to a new mortgage deal at the end of their existing fixed-rate deal without another affordability check. This provides flexibility and ease in finding a suitable mortgage option.
Tailored support for struggling customers - lenders will provide tailored support for customers facing financial difficulties. This support may include options like extending the mortgage term to reduce monthly payments, switching to interest-only payments temporarily, or exploring other viable alternatives based on individual circumstances.
Protection from forced home repossession - from 26th June 2023, borrowers will not be forced to leave their homes without their consent, except in exceptional circumstances, for up to a year from their first missed payment. This offers reassurance and protection for homeowners facing financial challenges.
Advance lock-In of new deals - if you are approaching the end of a fixed-rate deal, you will have the opportunity to lock in a new deal up to six months ahead, so the earlier you start talking to us, the better prepared you will be to deal with a new mortgage rate. From 10th July 2023, you can also manage a new deal and look out for better like-for-like deals (if one is available) until your new term starts.
Options for mortgage customers up-to-date with payments - borrowers who are up-to-date with their payments on their current deal have the option to switch to interest-only payments for six months or extend their mortgage term to reduce monthly payments. The latter provides the flexibility to revert to the original term within six months, without affecting their credit score.
It is essential to note that these options apply to residential mortgages and not buy-to-let mortgages.
Keep in mind that while these support measures can be beneficial in times of financial uncertainty, it's essential to carefully consider the impact on monthly payments and overall costs over the life of the mortgage. Should you wish to permanently convert to an interest-only mortgage or extend the term of your mortgage beyond your expected retirement date, affordability checks may be required.
